Klemettilä's commercial property in Vaasa is a showcase of Ostrobothnian expertise
Airaksinen Invest Oy is a real estate investment company that owns and manages more than twenty properties, mainly in the Vaasa city centre area. The company's latest investment is a commercial building completed in autumn 2022 in Klemettilä.
For the Klemettilä commercial building, Airaksinen chose another local contractor, WasaCon.
"WasaCon's offer was the most competitive and we were very happy to work with them on the project. We have worked with them before, which is why we knew WasaCon to be a reliable and competent contractor." Jukka Airaksinen, Chairman of the Board of Airaksinen Invest Oy, says.
WasaCon has previously completed the Asemapark parking garage for Airaksinen Companies in 2009 and the 10-storey mirror building, an extension to the old Postal House, completed in 2018.
"Airaksinen is a long-standing partner in Vaasa, and the Klemettilä project offered us the opportunity to continue our smooth cooperation with them. The project allowed us to pilot our revised operating model, which proved to work well in this project, which was quite challenging in terms of timing," says Aivar Juus, CEO of WasaCon.
An exceptional project in every way
The commercial property of just over 1600 m2 is located at the tip of a triangular plot in the immediate vicinity of Vaasa city centre in Klemettilä. The site was confined and challenging in terms of location, but thanks to good planning, the construction did not cause any significant inconvenience to other operators or traffic in the area.
"The shape of the site inspired and partly forced the architect to design a building that was different from a conventional commercial building. In addition, Ruuk's patina sandwich panels were piloted on the facades for the first time in Finland, which also required flexibility from the contractor. The Klemettilä commercial property was not the easiest to implement, but WasaCon did a very good job and the end result is very impressive." Jukka Airaksinen says.
The commercial building was designed by architect Sami Rintamäki from Arkkitehdit Rintamäki Viljanen + J Oy in Vaasa, and the facade panels came from the Ruuk factory in Alajärvi. All in all, the project is an excellent demonstration of the expertise available in Ostrobothnia.

Property completed on time despite tight schedule
Construction on the site started in January 2022 and the keys were handed over to Airaksinen on the first of September - a construction phase that lasted only about seven months. In October, the Clas Ohlson store opened on the premises.
"Projects of this scale are almost invariably delayed, but the Klemettilä property was completed exactly as planned. We were kept informed at all times about the progress of the site, minor delays were made up for and it was clear that WasaCon was honoured to deliver the property on time." Airaksinen says.
Jukka Airaksinen says he is very satisfied with the outcome of the project and from the tenant's point of view the premises have also functioned flawlessly.
"On the other hand, if there were any shortcomings after the deployment, I trust WasaCon to take care of them as well. As a developer, it is of paramount importance to us that our partner is a serious company with a long track record, which will also take care of warranty repairs if necessary," he adds.
